We are multifamily syndicators, but what does that mean? When we syndicate a deal, the General Partners, or GPs, do the work to find the property, analyze, underwrite, and put a business plan together. This business plan includes finding competitor properties that are comparable to see what they offer in terms of rent, amenities, and unit size.
When we find a deal that meets our criteria, we submit an offer on the property. If we win, we start the syndication process. This process consists of putting together a pitch deck, sending out emails to our investors, and providing the opportunity to have Limited Partners (LPs) join in the investment. We are looking to raise capital at this point. The LPs are passive investors and do not manage the property, join weekly calls with the property management company, or participate in executing the business plan. It is purely passive!
Essentially, the General Partners are offering an opportunity to other people that want to grow their wealth. As a LP, your investment helps close the deal and allows the GP team to focus on the business plan and increasing the value of the property.
Many of our investors will invest in multiple deals that we do and are quite familiar with the syndication process. As a LP, we recommend that you attend the webinar (or at least review the recording), understand the business plan, and review the monthly emails we send out.
