What type of properties do we look for?
We look for multi-family properties (apartment complexes) where we can add value to the property and receive monthly cash flow. We look for properties that have been mismanaged or poorly run. The property size is important as we hire a professional property management company to run the property, staffed with leasing and maintenance personnel. The markets we look in are in a growing, diverse economy, with a high job and population growth. We have found that these properties can be a wonderful investment when we apply our business strategy.
Oftentimes, these communities have deferred maintenance, meaning the property is in sub-par conditions. Tenants of these properties complain of leaking faucets, leaking roofs, flooring that is coming up, and even mold or pests. We improve these properties and communities by adding amenities, replacing broken appliances, completing the tenant work orders, and/or by reducing unnecessary expenses.
